Within 1-2 business days, a member of our acquisitions team will reach out to confirm your criteria and answer any questions. This is also when we verify your buyer status for A-Tier consideration.

Receive Pre-Underwritten Deal Packages

When we have a property that matches your criteria, you receive a full deal package by email. You review it on your own timeline — there’s no pressure to commit.

  • ·Current income and expense statement (if occupied)
  • ·Projected stabilized pro-forma with cap rate and CoC return
  • ·Third-party inspection report with condition summary
  • ·Rent roll, lease terms, and tenant payment history

Upgrade to A-Tier (Optional but Recommended)

Submit proof of funds as a cash buyer and we move you to the A-Tier list. A-Tier investors get every new deal 48-72 hours before the general list. The best deals go fast.

  • ·Hard money and private money qualify as cash buyers
  • ·Proof of funds can be a bank statement, LOC, or lender letter
  • ·A-Tier status is maintained as long as you remain an active buyer
  • ·No fee for A-Tier — it’s simply for buyers ready to commit

Commit to a Deal

When you find a deal that fits, let us know. We move quickly from commitment to contract — typically within 24-48 hours of your go-ahead.

Close with Full Team Support

Our transaction coordination team works alongside you from signed contract to closed deal. We handle the coordination so you can focus on the decision-making.

A-Tier Access

The best deals go to the buyers who move fastest.

Our A-Tier list exists because serious buyers deserve serious treatment. If you can close, you should be first in line — and that’s exactly how we set it up.

Who qualifies

Any buyer who can close in cash — your own funds, hard money, private money, or a combination. The requirement is that you’re ready to pull the trigger on the right deal.

What you need to provide

Proof of funds — a bank statement, line of credit letter, or lender pre-approval showing you can close at your target price point. We keep this confidential.

What you get in return

Every new deal 48-72 hours before the general investor list. When inventory is tight, being A-Tier often means the difference between getting the deal and watching it close to someone else.

Everything you need to know before you commit.

It depends on market conditions and your criteria. Active investors with flexible criteria typically see 1-3 deals per month. Investors with very specific requirements may see fewer but more targeted opportunities. We only share deals we’d consider buying ourselves.

Our deals are priced based on our underwriting. We’re transparent about how we arrived at the number and will show you the math. We have limited flexibility on price because we’ve already factored our margins. What we can do is make sure you have every piece of information you need to make a confident decision.

Yes, always. Our inspection report and referrals are resources, not requirements. You are never obligated to use our suggested vendors. We provide them because they’re established in our markets and can move quickly, but your team is always welcome.

It rarely happens, but if a deal falls through on our end — title issues, undisclosed defects discovered in your inspection period, or similar — we protect your earnest money and work to resolve the issue or return your deposit in full.

We don’t provide financing directly, but we have relationships with hard money lenders in our core markets who can move quickly on investment deals. A-Tier access is available to buyers using hard money — you just need a pre-approval letter.
