Yes, in most cases. As long as the foreclosure sale has not been completed, there is a window to sell. In Texas, foreclosure sales happen on the first Tuesday of the month. If we can get a contract in place and close before that date, the foreclosure stops. We have done this with as little as 6 days to spare. The earlier you call us, the more room we have to work.
At closing, your mortgage balance and any outstanding liens or back taxes get paid first. Whatever is left over goes to you. Many homeowners are surprised to find there is equity remaining even after catching up on everything owed. We will be transparent about the numbers before you sign anything.
This is called being underwater or upside down on the mortgage. We can sometimes purchase through a short sale, where your lender agrees to accept less than the full mortgage payoff.
