Understanding Your Situation

What happens if you do nothing vs. what happens when you call us

Foreclosure is a process with steps and deadlines. Knowing where you are in that process tells you how much time you have — and what your options still are.

Step 1
30+

Missed payments

Lender starts reporting to credit bureaus. Credit score drops. Late fees begin. Options are still wide open at this stage.

Step 2
90+

Notice of default

Lender files a Notice of Default. Public record. Serious damage to credit. You typically have 20 to 30 days to respond in Texas.

Step 3
120+

Sale date set

Foreclosure auction is scheduled. Once the sale date is set, your window to act gets very small. A sale can still happen but speed is everything.

Our Role

Call Prime Equities

At any stage above, we can potentially help. The earlier the better. We buy the home, pay off the mortgage balance, and you keep any remaining equity. Foreclosure stopped.

What We Do For You

A foreclosure sale vs. selling to Prime Equities

These are not the same thing. A foreclosure sale means the bank takes the home and you get nothing. Selling to us means you stay in control.

If the bank forecloses

  • Home sold at auction, usually below market value
  • Credit destroyed for 7 years — affects loans, rentals, jobs
  • You receive zero proceeds — the bank keeps everything
  • Possible deficiency judgment if sale doesn’t cover debt
  • Eviction process begins after the sale
  • Public record follows you for years

If you sell to Prime Equities

  • We buy before the foreclosure is finalized
  • Foreclosure process stops — credit protected
  • Mortgage balance paid off at closing
  • Any remaining equity goes directly to you
  • You choose your move-out date
  • Clean break — move forward without the weight

“Lost my job and fell behind on everything. I didn’t know selling was even an option that far into the process. Taylor explained exactly how it worked, walked me through every step, and I walked away with money in my pocket. Can’t thank them enough.”

★★★★★
“The bank had already set a sale date. I thought it was over. Shelton told me we still had time if we moved fast. We moved fast. Closed 6 days before the auction. I walked away with a check. Still can’t believe it worked.”

Questions

What people in your situation usually ask us

If your question isn’t here, call us directly at (210) 740-3006. Every situation is different and we would rather talk through yours directly.

Get Help Now

Yes, in most cases. As long as the foreclosure sale has not been completed, there is a window to sell. In Texas, foreclosure sales happen on the first Tuesday of the month. If we can get a contract in place and close before that date, the foreclosure stops. We have done this with as little as 6 days to spare. The earlier you call us, the more room we have to work.

At closing, your mortgage balance and any outstanding liens or back taxes get paid first. Whatever is left over goes to you. Many homeowners are surprised to find there is equity remaining even after catching up on everything owed. We will be transparent about the numbers before you sign anything.

This is called being underwater or upside down on the mortgage. We can sometimes purchase through a short sale, where your lender agrees to accept less than the full mortgage payoff. This takes longer and requires lender approval but it is still far better for your credit than a foreclosure. We can walk you through whether this applies to your situation.

No. Selling directly to us bypasses the need for an agent entirely, which means no commission. A real estate attorney to review the contract is always your right and we encourage it if you want one, but it is not required. We work with a title company that handles all the legal paperwork for the transaction.

We hear this a lot. Traditional listings take 60 to 120 days minimum. In a pre-foreclosure situation, you usually do not have that time. We buy directly and close in days, not months. The price will be different than a retail listing but the certainty and speed are something a traditional sale cannot match.

Significantly less. A completed foreclosure can stay on your credit report for up to 7 years and drop your score by 100 to 150 points. Selling the home before foreclosure is completed results in the mortgage being paid off — which typically records as a standard payoff. The missed payments will still show, but the foreclosure itself does not appear.

Do Not Wait

Every day you wait is a day closer to losing your options

We are not going to pressure you. But we are going to be honest: the window to stop a foreclosure closes fast. One phone call or one form submission costs you nothing and could change everything.
